Melissa Bolling
came from a top-10 lending company to spend
2 years in Information Technology,
designing, testing and supporting note
acquisition software and servicing
platforms. From 1997 to 2004, Ms. Bolling
was the Servicing Manager for a mixed
portfolio of real estate and alternative
cashflows. This portfolio included 13
securitized pools, and the owned portion
consisted of six different investors. In
2001, she coordinated the service transfer
of a 40,000-account portfolio whose
servicing rights were valued in excess of
$1.8 billion. Her portfolio contained
residential, both conforming and
non-conforming, land, both improved and raw,
commercial (mixed-use, construction and
income-producing), business notes, lottery
payments, annuity payments, structured
settlements, royalties, unsecured notes,
titled mobile homes, timeshares and
participations. Many of these assets are
structured purchases with characteristics
unique to the note-purchasing industry. Ms.
Bolling has conducted due diligence on both
pool acquisitions/sales and vendor
selection. In the course of her duties, she
coordinated with regulators, auditors
(internal and external), accountants, tax
reporting staff, and loan
origination/acquisition departments. Ms.
Bolling is well-versed in the federal and
local regulations governing servicing.
Under her direct supervision were the
following functional teams: customer
service, impound account management, audits
and adjustments, documentation, collections,
modifications and foreclosures.
Sheila White
is a recognized leader in the alternative
cash flow acquisition business. From
1994-2004, Ms. White was the Closing
Operations Manager for the nation's leading
purchaser/servicer of seller-financed
mortgages. Her experience in cash flow
acquisitions includes creating closing
processes for business notes, equipment
leasing operations, lottery payment streams,
structured settlements and annuity
purchases. In addition, Ms. White was
responsible for the oversight of all real
estate related operations from commercial
lending activities, seller-financed note
acquisitions and the resale of owned real
estate . She assisted in the sale of
servicing rights on a portfolio valued in
excess of $1.8 billion. She has managed the
foreclosure department and has been trained
as a Paralegal. Ms. White has maintained
Certified Legal Assistant status through the
National Association of Legal Assistants and
annually completes the continuing legal
education credits necessary to hold this
designation. She is a proven problem solver
with experience in due diligence on a wide
variety of asset types.
